How much does it cost to sell a note to Lindie Mae?
Lindie Mae charges no fees. Lindie Mae pays for all due diligence costs.

How many days before Seller has money for their note(s)?

Most single residential notes up to ten (10) business days. Residential loan portfolios with ten (10) notes generally take 30 days.  Large portfolios of notes can take between a week and thirty days.

 

Commercial notes generally take longer as do LARGE  portfolios. Seller will be provided with a time estimate when our bid acquisitions letter is presented. (The actual closing date will be provided in the Acquisition Letter)------ 
 

IN THE EVENT THE SELLER NEEDS A QUICKER CLOSING WE DO TRY TO ACCOMODATE ALL REQUESTS.

Does Lindie Mae share information?

 

Lindie Mae does not share seller information or closing information.

All transactions are strictly confidential. Your transactions will be completely confidential.

 

How is price decided?

​

The pricing ranges from a discount price to Par or 100% of the face value/ unpaid principal balance of the note.

 

Pricing depends on the following:


1. Interest Rate
2. Loan Term
3. Loan Seasoning (how many payments have been made)
4. Performance (performing or non-performing)
5. Collateral (property type)

6. Borrower’s ability to make on time payments

7. Property Value

Unpaid current balance of the note  (notes higher than $100,000 are worth more than notes lower than $100,000)
